Expenses that stand out:
Gas bills were high, due to PG&E increasing rates
Water is high, we had a leak in the planters
Phone Lines are a couple of thousand dollars over budget. Willis has confirmation that AT&T agreed to reduce the rates and we are supposed to get a big credit for what we have been overcharged.

Governing Document Amendments/Policies
Most recent draft of CC&Rs was just received by the board yesterday and board members will review and meet to discuss.
Waterproofing Project
California Consultants have submitted a repair recommendation and held a debrief call. They are going to move forward with requests for proposals. It is still unclear how long that might take. It is clear that we have experts on the case and this
Water Wells Remediation Project
Initial exploration has been completed and the board has received the report on what we are exactly dealing with. Now the step to get bids for the work commences.
Board is working on trying to be reimbursed for the expense of this remediation project through a state fund. This process is being researched as the hope is that GCL will be able to be reimbursed for the costs for this obligation.
Previous owners have been contacted to inform them of the situation to push them on their liability (long shot).
NEW BUSINESS
Garage Emergency Exit
Additional doors for emergency egress were added with the hopes that we could re-activate the fobs near the elevator to increase security for the building. The board will reach out to the fire department to make sure that the new exits bring us to code and allow us to do so.
Discussion around current priorities
Discussion about other security measures connected to a lost fob and the need to do an audit of fobs in the near future as well as a general clean up of the security gate entrance to ensure only current tenants appear.
The board discussed next steps down the line include upgrading the gate entry systems so that it is important to do a quick clean-up and not waste resources on our current entry system
Discussion about options for energy efficiency
Board members brought forward the desire to bring back conversations around energy efficiency. Time, resources, and energy have been focused on the security issues that were so problematic in 2022 and 2023.
Lines of inquiry would revolve around both short term and long term solutions with research possibilities in ways that would allow us to move in phases.
Shorter term solutions could include working with our new vendor to have them perform an efficiency study of the boiler system we currently have to understand what kind of energy usage we are using now and what other systems could be considered moving forward that may be more efficient. This study comes at a cost (probably around $7500) but the board will get a precise bid with scope to bring to the next meeting.
Initial research had been done a few years ago to assess the viability of moving to solar. The initial inquiries showed promise. Board agreed to move forward on researching options and potentially getting proposals to see about moving in the direction of solar – even if it is only to cover electrical for common areas.
