Reserve a time at least 5 days in advance with the Property Manager at First Service Residential. Reservations can be made with Alex Eclipse (alex.eclipse@fsresidential.com). Moves can be scheduled Monday through Saturday, 8:00 A.M.–5:00 P.M., excluding major holidays.
Each additional moving day must be separately scheduled, and the associated fees must be paid.
A pre-move walkthrough with the Association representative is required to assess any existing damage.
A post-move inspection must also be completed. Failure to complete either walkthrough will result in the forfeiture of the damage deposit.
A safety monitor will be provided by the Management Company and must remain on-site while gates are propped open during the move. Gates must never be left unattended.
Fees for moves: $170/day for street-access units and $195/day for non-street units, with $60/hour beyond 4 hours.
All moves require a $500 Damage Deposit, paid 5 days before the move. Repair costs will be deducted from this deposit, and any excess will be billed to the Owner. The Damage Deposit can be mailed to First Service Residential 3180 Crow Canyon Place, Suite, 100, San Ramon 94583. The check will be cashed only if there is damage
Professional movers are required. Provide proof of $1,000,000 liability insurance and Workman’s Compensation at least 3 days before the move.
Elevator pads and protective floor coverings must be installed and removed after the move.
Items must not be dragged across floors, and hand trucks or dollies should be used at all times. Staging or stacking items in common areas (sidewalks, lobbies, etc.) is not allowed.
Recyclable materials must be flattened and placed in recycling dumpsters. Packing materials left in common areas will incur fines for cleanup.
Large items cannot be moved through balconies or windows.
Violations will result in fines and the Owner will be held responsible for any damage caused.
Violations will result in fines starting at $100 for the first offense, $150 for the second, and higher amounts as determined by the Board.
Unscheduled moves are subject to a $500 fine.
