Security
Additional perimeter fencing security improvements (spike-like additions) around the complex to stop people climbing over fences. This has been approved and the contractor has begun fabrication work of the spikes. No exact timeline as to when they will be installed.
Landscaping
We are nearing the final proposal/design for board sign off. Hopefully at the next meeting.
Thoughts are that it may take place in 2 phases.
Inner courtyards
Outer areas, due to needed work on water proofing the garage walls which will require some digging
Hot Water
The contractors came out and repaired the issues recently. Going forward it was agreed they would leave some spare parts here for more common issues for a speedier resolution.
Work is under way to install some computer/communication boards in the boiler units to alert the vendor when it has failed, so we can have a considerably faster response time.
Sump Pump/Garage water puddles
Sump pump maintenance. It was agreed that more regular maintenance should be contracted. It was agreed that the best course of action is to contract with the people who have been doing the repairs and annual maintenance.
Mailbox Theft
Hopefully with the additional security measures listed above, this will occur less often.
The last occurrence was the result of thieves using a post office master key. This seems to be a nationwide issue right now. The board has been in talks with both the police and the post office. A rekeying of our mailbox request has been logged with the post office which will stop the current thieves with the old key. No date as to when this will happen. However when the thieves hold up a mail person and get a newer version of the key we will be back to square one.
