Will Leben presents concerns about window seals. Problems are arising on the top floor the ones most exposed to weather – especially the ones that are facing the sun. Moisture collects… condensation on the room side window. Windows are double paned so we have to identify whether the condensation may be collecting between the panes. The condensation is permanent and it appears to be in between the panes.
There is a need to have this investigated professionally.
Two part problem:
how do we repair the problem now and further
how do we deal with the maintenance of windows to avoid this happening again
Elizabeth Chaponot requested clarity on what was happening on a few of the outstanding projects. Board requests that there be a way for the board to have visibility on the ticketing system and what projects are in the mix and the provide clarity on progress sto make sure
My Questions were related to updates on things mentioned last meeting or reported since the last meeting.
Natural Gas Consumption Review:
Walkway peeling paint project :
Later phase of waterproofing. We can get this bid even if we need to do this in a dryer season. Work was done 5 or 6 years ago. Company was Universal Paint
If we hire them we could also update the graffiti paint
Elevator Roof update/leaking
Sump Pumps/flooded garage
Repairs are being bid out
Request to FSR to have Global maintenance label the pumps so we can refer to them
In addition to repair we need some maintenance contract so that they are cleaned up regularly and serviced
Previous report stated they were old… question about the lifespan of these
FSR to have Mr. Rooter come to clean one out that is currently clogged.

V. REPORTS
Management report
15 units are rented of the 62. So we are at the quarter mark which means no more rental options are available. Any new rentals would require board approval. (TBD if this restriction is part of our rules and regulations)
Collection Resolution
Communications Committee
Committee met last month. We have three members, focus is going to be on increasing two way communications.
Getting people what they want to know
Effort to collect questions and get them answered
Maybe work on signage to increase visibility
Looking for interactivity and engagement
Trying to dissociate between Facebook/Website/FSR

Board Election Update
Extend period for candidates another 10 days
Governing Document Amendments/Policies
Waterproofing Project
California consultants one bid. We have contacted 5 other companies. Everyone so far has passed. They think they may be able to get one more bid but these are small speciality companies so we may end up with just one bid.
Elevator rough is being removed from California consultant project.
Google Fiber started work last week. They will finish next week. They will move the antennas that are on the rough
Discussion around whether we can be paid for roof access for antennas
Monitoring Wells
Two more weeks for permits to come in. Water Resources Board deadline for refund is end of February but company handling this is going to be asking for an extension
VII. NEW BUSINESS
Natural Gas Consumption Review.
We attempted to get it reviewed for Free by Livermore Labs. But they can only do it for free for a 501.c3.
Cassandra has a contact through Berkeley that would cost $200 an hour and the whole project would be between $2000 - $4000.
