Landscaping

Landscaping design and finalization are still under way.  Once the plans/designs are finalized they will be shared with the owners.  The current plan is for this work to start late Spring.

Sump Pump/Garage water puddles

Some small issues with the sump pump over this wet period.  Due in part to it being partially clogged.  Discussions about quarterly cleaning bids will be forthcoming.

Security

The security issues around the garage grates/grates that thieves can cut and gain access.  There are bids coming in to replace/shore up the grates so thieves cannot cut in and gain access.

Amazon locker update

The existing one should be operational after Amazon came on site to troubleshoot.  Packages should start arriving there soon.  A 2nd one is getting installed on January 12th.

Hot Water 

As everyone is aware there have been hot water issues recently.  The board is reaching out to the vendor with questions about how this happened and making steps to ensure this does not continue to happen.  Potential replacement heaters or other ideas are being looked into.

Walkway re-coating

To fix the walkway where there are warn/bald spots, final bids are coming in and a final decision will hopefully be made at the next meeting to move forward with this.

Removal of personal property from garage.  

It has been noted that both some repeat vendors and people living in the complex have been storing personal items in the garage.  A notice will be going out about this stating a 30 day grace period to remove.  After this the board will remove and dispose of abandoned articles.

Utilities costs

As anyone who has read the budget from the board, utilities are the highest cost.

Gas is our highest utility cost, largely due to our problematic water boiler. The utility committee will look into alternative & efficiency ideas for all utilities.


Electricity usage is pretty high.  A work group will be put together to look into seeing if Solar could help.  There will be a communication going out to see if anyone is interested in participating in this.

EV Charging station updates

EV charging parking rules are coming into effect due to the increased number of cars utilizing these spots and the reports that have been generated showing how many people do not move their cars after their charging has completed, effectively blocking anyone else from utilizing the spot.  To ensure that the charging spot is used for its intended purpose, moving forward, when the charging period is over there will be a 30 minutes grace period then a 50 cents per minute parking fee will be charged through ChargePoint.  


Additional EV charging station spots:  There was a plan and budget in reserves to add an additional charger and designate an additional 2 spots for this purpose.  The board is looking into doing this with Chargepoint and more details to follow.
