Open session

A request was made for more lighting in the mailroom.  This will be reviewed.  Board discussed possible options.

Financial Reports

Request is to include the percent of funding in our reserves as part of the board financial reports. With this amendment to the presentation moving forward agreed upon, the board voted to approve the financial reports as submitted.

Unfinished Business

Before starting the discussions around the agenda items, Alex Eclipse, from Willis pledges that 

Garbage Sump Pump Maintenance 

In February the board hired WMG to maintain sump pumps.  Alex will going to follow- up with the company to make sure they return to perform the work.  There is a request to have Alex reach out to the property cleaning company to make sure that the debris is properly cleaned out to make sure that drain covers are clear in anticipation of the upcoming storm.  Alex will follow up with the company but he also volunteered that he is looking into getting the drains cleaned as well. 

Governing Document Amendments/Policies  

This is a work in progress. The board is meeting regularly.

Hot Water Issues 

Comfort dynamics, our vendor, will be providing an estimate to purchase a second gas boiler. But at this stage, this is for reference only, as the 


Board is also pursuing leads on electrification and decarbonization which would move Green City away from its dependence on the older Boiler system that exists currently.

Waterproofing Project 

Willis has contacted two extra vendors to get more bids for the waterproofing needs on the property.

Landscape Renovation 

A landscape renovation plan is basically finalized, and the board is just awaiting final confirmation and cost estimate to move forward.

New Business 

EV Charger

The chargers that have been installed would potentially allow for a third charging point. We have the option to add a third charging point. Discussion on the cost that is currently being set aside to install new charging points is not sufficient to cover the costs of installation of new charging points. This needs to be discussed further at a later date should we want to add more charging stations.  


There was a discussion around the need for these stations.There are currently about a dozen electric vehicles. Our charging stations provide a competitive price point.  Although our current stations are sufficient for the demand we have on site, the anticipated increase in electric vehicles moving forward, it is a subject that potentially should be planned for to stay up with the needs of the community. There is money in the budget currently that was not used last year so it is worth pursuing. Also exploring PGE/municipal incentives to subsidize costs.
