OPEN RESIDENTS FORUM


Question was raised about mailbox lock installation

Answer was it is in the hands of USPS to install master locks, request residents to call number sent out by Willis for Emeryville post office.

Willis along with HOA board members call on a regular basis to try and escalate installation.  A rumor has been going around that the locks are not currently available and it maybe a supply chain issue.  So as of now no ETA as to when our mailboxes will be operational.

MINUTES

The board approved the minutes from the 10/10 meeting (can eventually be found on the Willis management system)

Reserve Study

The Reserve Study for 2024 has been sent to the board for review, not everyone has a chance to review so they decided to review together in an Exec meeting scheduled for 11/19.

Waterproofing testing

As most are aware we had an extensive crew in the complex watering down areas to build a report on where water is leaking into our garage/electrical room as well as testing other areas of concern/potential egress.  This report has not yet been provided.  

Landscaping Rejuvenation project

This has been put on hold due to the potential of digging up around the outside of our complex to resolve water egress issues and protect our complex especially one of the electrical rooms.

Sewer Lateral inspection

The EBMUD requires a certificate of soundness of all residential buildings and sewer laterals.  The HOA board was discussing some of the bids that have been supplied and asking the vendors to bid again with detailed breakdowns so that the bids can be compared apples/apples to make a decision forward as to which vendor to utilize.

Elevated Walkway repairs/recovering.  

Some bids were received.  Discussions were had around short term/long term as if it is wiser to spend more money recoating the entire walkway rather than patching the damaged areas only.  No decision has been made yet .

Smoking policy.  

The HOA board agreed to use the wording from the Emeryville code to apply to the whole of our complex.  This will be written up and sent out for the 28 day notice period until it will take effect.

Landscape vendor

Landscape maintenance vendor, current one in orange trucks.  They have raised their rates a little bit and want us to agree to them.  Discussions around to accept them or cancel and find a new vendor as there has been some dissatisfaction with the current vendor. Proposals from new vendors are being gathered for comparison, with the intent to switch vendors.
